These properties are usually on a 300-600sqm site (own title), either a 3-4 bed brick and tile/iron roof. These properties are designed specifically for investors, but are also quality investment properties that if sold later on are great for home occupiers.

By purchasing a land and build investment property you have all the control right from the beginning. This means you can maximise your investment potential by tailoring elements to suit your specific needs and customise the property to suit what the market is looking for. Land and build investment properties are 3-4 bed with 1-2 living areas, 2 bathrooms and double garages. All the needs that will appeal to renters.

Dual Key properties are not duplex properties but are similar in certain ways. Dual Key Properties are cheaper to build than duplex and get similar cash returns, meaning your yield is higher! A dual key property has two incomes, but instead of two exactly mirrored units, it is a house on one side with a unit on the other, like a granny flat but much more modern.
The layout is usually 3 or 4 bedrooms one side, 1 or 2 bedrooms on the other side. They are separated by a fire wall and have their own garage and entry area. A duplex property is bigger than a Dual Key property and can be subdivided into two titles. They are usually two dwellings on a large site with 3 bedrooms and two bathrooms each and are separated by a firewall.
They have their own garage, entrance area and outdoor area. There is no Body Corporate and both have had the council infrastructure charges paid. You get two rental properties and at any stage you could sell off one dwelling and keep the other.
